How the program benefits you.

First and foremost, you will be represented throughout the process by a Buyer Ally representative. But, just in case we miss something…

We send a certified home inspector( of your choice) to your home at NO COST TO YOU!   We help you protect your most valuable asset!

Last, but not least, when you use a Buyer Ally agent to buy a new construction or a builders spec home, we will contribute up to 1% of the homes base selling price to your closing costs/prepaids.  For example, if you buy a $300,000 home, we will pay up to $3000 of your personal costs.  This is 100% a savings for you.  There are no strings attached. 

Important: All sales representatives in builders homes have a registration log.  When you enter, they will ask you to provide your contact information on a registration form.   When you complete the form, you need to provide your name and the name of your Buyer Ally agent.  To make it easy, we automatically email and text you a letter that you can present to the sales representative if there are any questions. This reinforces your agent’s responsibilities in representing your interest in those particular homes. If you fill out the registration form and don’t register your agents name, you have unknowingly registered as being unrepresented or as a client of the agent who gave you the form – the agent who primarily represents the seller. A costly mistake. Please provide them our info, or don’t register with them before we speak. 

How it works.

We have a select group of top-rated real estate professionals from some of the biggest brokerages in the world.  Each are required to be New-Home Construction and Buyer Representation certified with the National Association of Realtors and must have extensive experience in representing buyers of new construction homes. Your agent will represent you throughout the home building process – from financing, to picking the right neighborhood, picking the perfect lot, deciding on the right home, even to advising you on upgrades.  He/she will monitor all phases of the construction, from contract to closing.  They will accompany you during the initial walk through, the final walk through and will be right by your side through closing.

Do I Need A Realtor For New Construction?

Let’s back up a minute and ask this important question.  If this answer is no, you could just close this website and head into your favorite builder’s office and get started.  However, if you aren’t an expert in new construction, if you haven’t been through this process hundreds of times, if you want someone to be on your side, and you want to have all of this for free and get free money at closing, the answer is a resounding, “YES!”

The agents at Buyer Ally are required to be New Construction and Buyer Representative certified with the National Association of Realtors. They also are top producing agents with extensive experience representing buyers of new construction homes.  This is their primary focus.  They’ve been through the process, they know what to look for during each stage, and they know what to look for in home builder contracts.  It is imperative to let the builder’s agent know as soon as you arrive that you have an agent.

What Should I Expect During The Process?

A new construction certified realtor is not just there to help get you started and then shows back up on closing day.  We walk with you through the entire process.  From advising on land, floor plans, and upgrades to walkthroughs and being your advocate on concerns, Buyer Ally agents are there for you.

We had a concern during our build and didn’t know if it was an issue or not.  Our realtor pushed the builder to bring out an engineer and have him sign off that it was structurally sound before moving on.

Is It Really Free?

We get this question a lot here at Buyer Ally.  Actually, it is better than free.  This costs you nothing, and saves you thousands of dollars.  Our fees are directly paid by home builders. We, in turn, use part of those fees to pay towards your closing costs and to hire a home inspector.  The short answer: Yes, absolutely free to you.
